Prior approval of details has been granted by North East Derbyshire District Council relating to the change of use of the existing agricultural barns to two no. dwellings under Class Q, Part 3, Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015. The plans show a possible development proposal for the two barns as follows:
The design scheme for Barn 1 shows a two storey dwelling extending to approximately 2080 Sq. Ft. (Gross Internal). The design has a ground floor accommodation schedule of Spacious Entrance Hall, Generous Lounge, WC, Open Plan Dining Kitchen and Utility Room. The first floor accommodation comprises a Galleried Landing, Three Generous Sized Bedrooms, Dressing Area, En Suite Shower Room and Family Bathroom. It is our thoughts that this unit would have an approximate gross development value in excess of £500,000.
The design scheme for Barn 2 shows a substantial detached barn benefitting from a superb plot with fantastic views back towards Wingerworth. The accommodation comprises a Spacious Entrance Hall, WC, Large Open Plan Kitchen/Dining and Living Space, Utility Room, and a First Floor comprising of a Galleried Landing, Three Generous Bedrooms, Dressing Area, En Suite Shower Room and Family Bathroom. There is also space for a Single Attached Garage. The drawing shows an estimated floor area of 2360 Sq. Ft. (Gross Internal). It is our opinion that this unit would have an anticipated gross development value in excess of £610,000.

The two barns sit to the rear of Northedge House Farm which is owned and is to be retained by our clients. There is also a single storey converted barn attached to Barn 1 (Shown as 'bungalow' on the attached plan) which is occupied and does not form part of this sale. There are also buildings relating to our clients livery business located to the east of the site which will remain in use.
There is a private shared driveway which gives access to the site, which is used by the above parties.
Note - There is a public footpath which runs through the proposed site on the western side, which is shown on the Go View plan with a dotted line.
